Cost of Lease Change
The standard cost of lease change during a term tenancy is $150 per new lease addendum or new lease. However, if you have a Resident Care Package, we are waiving the fee once in a calendar year.
Multiple Residents
When multiple residents are on a lease together, they are not only collectively liable but also individually liable for all terms of the lease.
Should one roommate want to move, the roommate needs to submit a partial notice to vacate. GPS Renting will need documentation from the remaining residents to show they can support the property by themselves. GPS Renting will not partially refund part of the security deposit to the roommate since it is a condition of your rental agreement. The remaining residents & roommates will be required to settle any funds owed to each other, including any or all of the security deposit and any other deposits. The only exception is that the pet deposit is tied to a pet that the departing roommate has and the pet is moving out. In this case, we will need to get confirmation from all other roommates to confirm that we can refund the pet deposit to the departing roommate.
Should you want to add a roommate; the prospective roommate will have to submit an application and GPS Renting must approve the person.
If GPS Renting denies the applicant, they cannot move into the property. If approved, you and the approved applicant must sign new rental/lease agreements.
