Lease Changes: Add or Remove a Resident, Pet, or Co-Signer

Depending on the type of request, GPS Renting may require additional documentation, an application, or a lease addendum before the change can be approved.
Cost of Lease Change
The standard cost of a lease change during a term tenancy is $150 per new lease addendum or new lease.
If you have a Resident Care Package, the lease change fee is waived once per calendar year.
Adding or Removing a Resident
When multiple residents are on a lease together, each resident is individually and collectively responsible for all terms of the lease.
Removing a Resident
If one roommate wants to move out, that roommate must submit a partial notice to vacate.
GPS Renting will need documentation from the remaining residents to confirm that they can support the property on their own.
GPS Renting will not partially refund the security deposit to a departing roommate. The remaining residents and departing roommate are responsible for settling any amounts owed to each other, including the security deposit and any other deposits.
Pet Deposit Exception: If the departing roommate is moving out with a pet associated with the pet deposit, the pet deposit may be refunded to the departing roommate with confirmation from all remaining roommates.
Adding a Resident
If you would like to add a roommate, the prospective roommate must submit an application and be approved by GPS Renting.
If the applicant is denied, they may not move into the property.
If approved, the existing residents and approved applicant must complete the required new lease or lease documentation before the new resident can be added.
Removing a Co-Signer
If you would like to remove a co-signer from your lease, GPS Renting must first confirm that you independently meet the applicable rental requirements.
If the Co-Signer Was Required Because of Credit
You will need to submit a new rental application so GPS Renting can review your current credit and rental qualifications.

A new application may not be required. GPS Renting may instead request your two most recent pay stubs to verify your current income.
Co-Signer Removal Requirements
To qualify for removal of a co-signer, you must meet the applicable rental criteria, which may include:
- Minimum credit score of 700
- At least 3 years of verifiable credit history
- At least 6 revolving credit lines
- No more than 2 delinquent payments within the past 2 years
- No accounts in collections or unpaid debts
- No bankruptcy currently in process or discharged less than 7 years ago
- No evictions or money owed to previous landlords or apartments within the past 7 years
Submitting an application does not automatically guarantee approval.
The co-signer remains responsible under the existing lease until the removal has been formally approved and documented by GPS Renting.
