🏡 Onboarding with Existing Residents

If your property already has residents when transitioning to GPS Renting, we’ll make the handover as smooth as possible for both you and your tenants.

To complete the onboarding process efficiently, we’ll need a few key documents and details.


1️⃣ Information Needed for Transition

Please provide the following items (digital copies preferred):

Category

Required Items

Lease Documentation

- Current signed lease agreement
- Six-month rent payment history (to confirm no delinquency)

Property Condition

- Original move-in inspection report (photos preferred)

Resident Information

- Resident’s full name, email, and phone number

HOA Details

- HOA contact information and any applicable rules or restrictions

Utilities

- Power, water, sewer, and garbage provider information

Keys & Access

- All property keys, garage remotes, fobs, or access codes

Deposits & Prepaid Rent

- Transfer of the security deposit and any prepaid rent (if GPS will manage these funds). Owners may alternatively choose to hold the deposit directly.

Marketing Materials

- Any prior marketing photos, ads, or descriptions that can assist with future listings

Warranties

- Home warranty or builder warranty information (if available)


2️⃣ Communication with Residents

Please notify your current residents that GPS Renting will be their new property management company.
We’ll also contact them directly to provide:

  • New rent payment instructions
  • Maintenance request procedures
  • Our Resident Handbook and contact details
💡 We recommend giving residents a brief introduction message to ensure a positive and transparent transition.
Example:
“Starting [date], GPS Renting will be managing the property. You’ll soon receive instructions on rent payment and maintenance requests directly from them. Please continue to communicate through GPS once that transition occurs.”
