What's in the Owner Benefit Package?
Three levels to meet your different needs.
Silver Level ($39/month, Up to $7,690 Value)
- Eviction Protection Plan – Up to $1,000 reimbursement for legal and eviction-related costs.
- Service Legal Document – Covers up to 2 tenant legal notices per year ($95 each).
- Rental Income Protection – Up to $4,000 for lost rent for 30 days after filing a Summons of Complaint.
- Pet-Damage Property Protection – Up to $1,000 for repairs exceeding the pet deposit.
- Self-showing and Vacant Property Protection – Up to $500 coverage for rekeying or damage during showings (3 instances per year).
Gold Level ($79/month, up to $8,540 Value)
Includes all Silver benefits, plus:
- 30-day Rent Success Guarantee – If your property isn’t leased within 30 days, we waive 1 month of management fees.
- Annual Furnace Service – Professional HVAC servicing to prevent winter issues ($200 value).
- Annual Interior Plumbing Check – Inspections to prevent leaks ($250 value).
Platinum Level ($139/month, up to $9,940 Value)
Includes all Gold benefits, plus:
- Annual Roof Cleaning – Prevent leaks with winter-ready roof maintenance ($450-$850 value).
- Annual Gutter Cleaning – Reduce water damage risk with gutter cleaning ($250-$550 value).
Program Terms
To maintain fairness and ensure the program's benefits are used appropriately, the following terms apply:
- Eligibility for Silver Level:
- Properties must have tenants with on-time rent payments for the past 6 months at initial enrollment.
- When the property is vacant, the program is activated to benefit from self-showing and vacant property protection.
- Gold and Platinum Levels:
- Owners must commit to a one-year agreement to enjoy the preventive maintenance benefits.
- Owners cannot cancel immediately after services (e.g., furnace checks or roof cleaning) are completed. Cancellation is only allowed on the annual contract renewal date.
- The platinum level is not suitable for multifamilies since the roof and gutter are mostly shared. In this case, we will enroll the property in the Gold level and the owner can pay the gutter and roof cleaning fee separately. We will still negotiate a good price for those services from our vendors.
- Re-enrollment for Vacant Properties:
- When a property becomes vacant, it will remain in the program, and benefits will resume once a new tenant is placed.
- Opt-Out Clause:
- Owners who opt out of the Owner Benefit Package will be unable to rejoin until the subsequent lease renewal or move out. This ensures continuity of service and prevents interruptions in program benefits.
- Misuse Prevention:
- If an owner cancels or opts out but rejoins later, any skipped benefits (e.g., missed preventive maintenance) will not be retroactively applied.
- Owners who abuse the program (e.g., canceling after receiving services without full payment of the annual fee) may be barred from re-enrollment.
How to Enroll, Opt-Out, Upgrade, or Submit a Claim
At initial enrollment, the owners can choose what levels they want. If we don't hear back from the owner about the enrollment, all eligible rental units are automatically enrolled in the Silver Level of the Owner Benefit Package (OBP) at the launch date of 4/1/2025. This ensures that every property benefits from proactive risk management, tenant protection, and long-term asset value preservation.
However, we understand that owners may have different needs, so we offer flexible options:
- Opt-Out: If you prefer not to participate in the OBP, you can opt-out by completing this form: OBP OPT-OUT FORM. Opt-outs are only allowed before enrollment deadlines and will take effect at the next lease renewal.
- Upgrade or Downgrade: If you’d like to adjust your level of service (e.g., upgrade to Platinum or downgrade to Silver), submit your request here: OBP CHANGE LEVEL FORM. Upgrades take effect in the next month, while downgrades are processed during the annual renewal period.
- Submit a Claim: If you need to request reimbursement for covered benefits, such as rental income protection, eviction protection, or pet damage coverage, submit your claim here: OBP BENEFIT CLAIM FORM.

Program Content
1. Eviction Protection Plan
What’s Included:
Receive up to $1,000 reimbursement to cover the following:
- Legal costs associated with filing an eviction.
- Sheriff fees are required for enforcing an eviction.
- Any court-mandated legal expenses after the Summons of Complaint is filed.
How It Works:
Once an eviction is approved by the court and a Summons of Complaint is filed, GPS will reimburse eligible costs up to $1,000 to protect owners from these unforeseen expenses. This ensures that landlords aren’t burdened with the full financial weight of tenant noncompliance.
2. Service Legal Document
What’s Included:
Covers the cost of serving up to 2 tenant legal notices per year, including but not limited to:
- 14-day pay or vacate notices for unpaid rent.
- Lease correction notices (e.g., for tenant violations).
- Notices regarding lease renewal terms.
How It Works:
If tenants fail to respond to informal communication, GPS will hire a third-party process server to deliver the required legal notices, saving landlords the hassle and costs (up to $95 per notice). This ensures compliance with legal requirements and facilitates timely resolution of tenant issues.
3. Rental Income Protection
What’s Included:
Provides reimbursement of up to 30 days of lost rental income (maximum of $4,000), covering:
- Rent was missed during tenant evictions.
- Losses incurred when tenants abandon the property.
- Lost income due to tenants breaking the lease prematurely.
How It Works:
If a tenant defaults and a Summons of Complaint is filed, GPS will reimburse eligible lost income for up to 30 days, ensuring landlords experience minimal disruption to their cash flow.
4. 30-Day Rent Success Guarantee
What’s Included:
If GPS fails to lease your property within 30 days of listing, we’ll waive your first month’s management fees.
Conditions:
- The property must be vacant.
- It must be “rent-ready” and in good condition for listing.
- Rental advertisement must state “Pet case by case.”
- The rental price and reductions during the period must be pre-agreed between the owner and GPS.
How It Works:
Our proven process includes:
- Professional photography and marketing.
- Aggressive promotion on top rental platforms.
- Pre-screening of applicants to ensure quality tenants.
This guarantee is designed to minimize vacancy times and provide owners with confidence in our leasing capabilities.
5. Pet-Damage Property Protection
What’s Included:
Provides reimbursement of up to $1,000 for repairs due to pet damage exceeding deposits, with the following steps:
- Tenant security and pet deposit deductions – GPS will ensure all applicable deposits are used first.
- Request for additional tenant contributions – Tenants may be required to cover the remaining damages.
- GPS Contribution – After deposits and tenant contributions are exhausted, GPS will reimburse up to $1,000 for qualified repairs.
Conditions:
- Repairs must be performed by GPS-trusted contractors or vendors to ensure high standards.
How It Works:
GPS acts as a partner in addressing pet-related damages, ensuring quick, high-quality repairs to protect the property and maintain its value.
6. Self-showing and vacant property Protection
What’s Included:
Provides up to $500 coverage for:
- Property damage due to scammer breaking into the house.
- Rekeying costs if keys are lost or compromised during showings.
- Property damage caused during self-guided tours.
How It Works:
To maximize property exposure while maintaining security, GPS uses advanced technology:
- ID Verification – Applicants must verify their identity.
- Mobile Number Tracking – Ensures accountability during tours.
- GPS Confirmation – Confirm the applicant is physically at the property during the tour.
While rare, damages or losses may occur during the vacancy of the property. In these cases, GPS will cover up to $500 to ensure landlords are not left vulnerable.
7. Annual Furnace Service (Gold & Platinum Levels)
What’s Included:
- Gas furnace maintenance:
- Check on filter condition (will change out filter if the customer has pre-purchased new filters at the ready, or you can purchase from tech on site)
- Check on the blower motor condition
- Check burner condition
- Clean the flame sensor
- Inspect the control board for heat marks and burns
- Check the CO (carbon monoxide) levels to make sure they are in a safe range
- Check amperage throughout the furnace
- Electric furnace maintenance:
- Check on filter condition (will change out filter if the customer has pre-purchased new filters at the ready, or you can purchase from tech on site)
- Check on the blower motor condition
- Check the heating element condition
- Check heat limit switches
- Inspect the control board for heat marks and burns
- Check the main contactor
- Check amperage throughout the furnace
- Heat pump, Air conditioner, or Ductless heat pump maintenance:
- Check on capacitors
- Check contactor
- Check condenser
- Check drain piping
- Check the defrost board
- Check the blower and blower wheel
Please note that all the items above are the standard checklist from our vendors. Specific services may change based on the property's special condition. The vendor may adjust the service too.
How It Works:
A professional HVAC vendor will service your furnace before the winter season, ensuring your property’s heating system operates smoothly and efficiently.
8. Annual Interior Plumbing Check (Gold & Platinum Levels)
What’s Included:
- Visual inspection of pipes and plumbing connections for leaks or damage.
- Testing of faucets, toilets, and drains for proper operation.
- Identification of early signs of water damage or wear.
How It Works:
This preventative maintenance minimizes the risk of costly water damage and ensures the plumbing system remains in top condition.
9. Annual Roof Cleaning (Platinum Level)
What’s Included:
- Remove debris (e.g., leaves, branches) from the roof.
- Inspection for damage, loose shingles, or other maintenance needs.
- Optional application of moss or algae treatment (if required). This will be an additional cost. The vendor will provide a detailed quote if necessary.
How It Works:
Roof cleaning is performed by a professional vendor before the winter season to reduce the risk of leaks and prolong the roof’s lifespan.
10. Annual Gutter Cleaning (Platinum Level)
What’s Included:
- Clearing debris and blockages from gutters and downspouts.
- Testing water flow to ensure proper drainage.
- Inspection of gutter integrity to prevent future clogs.
How It Works:
Professional gutter cleaning helps prevent water intrusion, foundation damage, and costly repairs caused by clogged gutters.

Enrollment and Eligibility
- Can I opt out of the program? Yes, you can opt out by providing written notice before the enrollment deadline. However, once opted out, rejoining is only allowed at the next lease renewal.
- What happens if my property becomes vacant? Your property will remain enrolled unless you notify us to opt-out.
- Do I need to qualify for Silver Level? Yes, at the initial launch of the program, tenants must have no late payments for the last 6 months to qualify. This ensures properties are in good standing. For all future vacant and occupied properties, they are all qualified.
- Is the OBP applied at the unit level or property level? The Owner Benefit Package is applied at the unit level, not the property level. If you own a multi-unit property (e.g., a duplex or triplex), each individual rental unit is enrolled separately and receives its own set of benefits. If you wish to opt out or adjust service levels, you must do so for each unit individually.
Gold and Platinum Levels
- What is the commitment for Gold and Platinum Levels? These levels require a one-year agreement due to the value of preventive maintenance services provided. Cancellation is only allowed on the annual contract date.
- Can I cancel after receiving maintenance services? No, owners are tied to the annual contract date to prevent misuse. If you cancel mid-year, you are still liable for the remaining months.
Service Coverage
- What does the Eviction Protection Plan cover? It reimburses up to $1,000 for legal costs, sheriff fees, and eviction-related expenses after filing a Summons of Complaint.
- How does the 30-Day Rent Success Guarantee work? If we can’t lease your property within 30 days, we waive one month of management fees. Conditions apply, such as your property being “rent-ready.”
Preventive Maintenance
- What if my property doesn’t need roof or gutter cleaning? These services are included to ensure your property stays in top condition. Skipping them does not reduce the monthly fee. We will recommend you to choose gold or silver level instead.
- Can I choose my own contractors for maintenance? For program benefits to apply, all maintenance services must be performed by GPS-approved vendors.
Payments and Renewals
- What happens if I miss a payment? Missed payments will result in a temporary suspension of benefits. Re-enrollment will require payment of all outstanding dues.
- Can I upgrade to a higher level mid-year? Yes, you can upgrade at any time. An upgrade will trigger a new one-year contract for the program since it will include maintenance preventive services. However, downgrading is only allowed during the annual renewal period.
- What are the terms of the program? For the OBP Silver level, please submit the level change form and it will be effective in the next month. For Gold and Platinum levels, please submit the level change form and the cancelation will be effective at the lease end of the current tenant.
- What if I am in Gold and Platinum level but I am canceling PMA since I need to sell the property at lease end? If you are currently at the Gold or Platinum level but need to cancel your Property Management Agreement (PMA) due to selling your property at the lease's end, we recommend transitioning to the Silver level for the remainder of the lease term. This is especially important if your lease and PMA end before October, as our preventive maintenance services—such as furnace, roof, and gutter maintenance—are performed between October and January. Canceling the PMA before these services are completed means your property will not receive these essential maintenance benefits. Switching to the Silver level allows you to maintain key protections while optimizing costs. To update your subscription level, please complete the OBP level update form.
Limitation of Benefits & Misuse Terms
1. Scope & Limitations
The Owner Benefit Package (OBP) provides a set of digital and physical services to enhance property management and mitigate risks. However, benefits are subject to the following limitations:
- Non-Transferable: The OBP benefits apply only to the enrolled property and cannot be transferred to another property or owner.
- Coverage Limits: Each service has maximum reimbursement caps and specific eligibility requirements, as outlined in the program details.
- Program Modifications: GPS Renting Property Management reserves the right to modify or discontinue any aspect of the OBP at its discretion, with prior notice to enrolled owners.
- No Guaranteed Outcome: While the program aims to minimize risks and enhance property performance, it does not guarantee tenant behavior, uninterrupted rental income, or elimination of all potential property-related expenses.
2. Misuse Prevention & Program Integrity
To ensure fair use and program sustainability, the following misuse restrictions apply:
- Fraudulent or Misleading Claims: Any attempt to misrepresent a claim or manipulate program benefits will result in immediate termination from the program and possible permanent exclusion from future enrollment.
- Early Cancellation Restrictions (Gold & Platinum Levels): Owners cannot cancel after utilizing preventive maintenance services (e.g., HVAC, roof cleaning). Cancellation is only allowed at the annual renewal date to prevent abuse.
- Opt-Out & Re-Enrollment Limitations: Owners who opt out of the OBP may only rejoin at the next lease renewal to maintain program continuity.
- Abuse of Service Provisions: If an owner repeatedly enrolls and cancels to exploit specific benefits without maintaining active participation, GPS Renting Property Management reserves the right to deny future enrollment.
3. Payment & Enforcement
- Missed Payments: If an owner fails to make timely payments, OBP benefits will be suspended until all outstanding amounts are settled.
- If this happens during the vacancy of the property and we are actively looking for a tenant, the fee can be paid when the new tenant moves in. All the benefits of the program will be applied when the missed payment is settled.
- However, if there is a PMA termination during the vacancy, the protection is not active if there is a missed payment.
- Service Fulfillment Conditions: Some services, such as rental income protection and eviction assistance, require adherence to GPS’s leasing and tenant screening guidelines. Owners who do not follow these guidelines may not be eligible for specific protections.
- Discretionary Benefits: GPS Renting Property Management retains the right to deny or adjust benefits if claims or service requests fall outside the defined scope of the program.
By enrolling in the OBP, owners acknowledge and accept these limitations and misuse policies, ensuring fair and equitable access to all participating members.
