Move-Out Notification
All move-out request needs to be submitted to GPS Renting through written communication. It can be through care@gpsrenting.com or your portal https://gpsrenting.appfolio.com/connect/contact_us.
Move-Out Inspection
To increase flexibility and to protect residents and our teammates from COVID-19, we practice non-in-person move-out inspection. You do not need to be present for your move-out inspection. You can take photos and videos of the property on the move-out day to use as additional property conditional reports.
If you still have the lockbox from move-in, please install the lockbox back to the front door and put one front door key in the lockbox. Please leave all other keys and remotes on the kitchen counter. If you will be moving out early and are prepared for an inspection before the set inspection date please let us know the earliest available date.
If you need to cancel or change your move-out inspection, within 2 business days, there will be a $200 rescheduled fee, in addition to any prorated daily rent charge. The fee also applies if you want us to come back to follow up on items found from the inspection. For example, if the cleaner will come after the inspection to do more cleaning, we will need to charge a $200 revisit fee.
We will send you a move-out inspection report normally 48 hours after your move-out date. If you have not received one by then, please submit a maintenance request on your portal. Our team will follow up.
Utility
Please close your power accounts, including gas and electricity, with the last day as your lease expiration day. This also applies to the City of Bellevue water account. Please send the final City of Bellevue water bill and payment confirmation to utility@gpsrenting.com
For water, sewer, and garbage, since most of the time it does not go with the lease term, we may need to prorate the amount from your last bill to the lease ending date. Please send us your last water, sewer, and garbage bills, with the payment receipt of those bills, so that we can calculate the utility charge from the security deposit return to utility@gpsrenting.com. If the bills and receipts are not sent before move-out inspection, we will withhold at least a $500 security deposit for potential utility charges until we receive the bill and receipt and the calculation can be done.
Property Condition Upon Move-out
At the time of your inspection, your house must be completely vacant. Please have carpets professionally shampooed, house professionally cleaned, and complete any necessary landscape maintenance. Please make sure the carpet was cleaned at least 48 hours before the move-out inspection. If you have pets, make sure to have pet treatment arranged with your cleaner.
For house cleaning, please make sure that the entire house is cleaned. There is a minimum house cleaning charge of $250 plus tax. A dirty fridge may only take 2 hours to clean, but the cleaners we hire have a minimum charge to travel to the place and work on the job. Please help us make sure the place is entirely clean.
Please don't leave any personal items at the property upon moving out. The junk haul minimum charge is $150 plus tax. After the junk removal, additional house or carpet cleaning may be required.
For the items needing to be repaired and cleaned, the resident is responsible for the cost. Resident acknowledges that repair of some items, such as stains on the carpet or scratches on the hardwood floor, cannot be restricted to just the damaged area, but must instead be completed over any expanse (such as an entire floor) to result in a matching product. The resident agrees to be responsible for the entire cost. Please only repair walls if you have professional experience. A few small pinholes from hanging pictures will be considered normal wear and tear. Poor patch jobs and off-color touch-up paint often lead to an expensive fix that would not have been needed. If the walls do need repair or you are unsure, please create a work order and attach pictures. Any repair that is deemed to be of lower quality than the condition at move-in will result in a resident charge.
For all the bills, cleaning, and repairs that need to be done on the property upon move-out, the resident agrees to pay a $50 administration fee for each bill or service that occurs. To avoid the cost, please hire your vendor to complete the repair and cleaning, and also pay all the bills needed. Please remember even if you do clean, but the job isn’t satisfactory, you will still be billed. Standard items that will be deducted from your security deposit include carpet cleaning, house cleaning, your final utility bill, etc. Other deductions are based on the condition of your house at move-out. Wall Condition
Any repair, patch, or touch-up done to the walls deemed of lower quality than condition at move-in will be the tenant's responsibility and result in charge at move-out. In the event that tenant-caused damage to the walls, such as scratches, dents, or holes, requires touch-up painting, it is understood that due to the potential fading of the original wall color over time, matching the new paint to the existing paint may not be possible. As a result, touch-up painting may create visible inconsistencies in the wall’s appearance. To ensure a uniform look, the entire side of the affected wall may need to be repainted. The cost of repainting the entire side of the wall due to tenant-caused damage will be the responsibility of the tenant.
Rekey Fee
There is a rekeying fee of $179, which will be included in the move-out charges. This fee is stipulated in the lease agreement.
Deposit Return Timeline
One last thing, even after your move-out date, you may still receive emails about the status of cleaning and repairing your properties if needed. We will compare the move-out inspection and move-in inspection and discuss with the owner about potential charges. We will also need to add utility charges and if there is a prorated amount due that will be your responsibility. The whole process can take about 2-3 weeks. When we have all the calculations ready we will send you a letter to go through the details of the security deposit refund.

- Leave the property in excellent condition.
- Professionally clean property and carpet.
- Submit all receipts before the inspection.
- Closeout, pay and submit paperwork for all Utilities.
- Let us know if the home will be ready for an inspection early.
