Owner Next Step - Getting ready for your resident
Now that you have signed your agreement to use GPS Renting as your property management firm, we will need a few tasks completed to get ready for your new residents.
- Arrange for house keys, garage remotes, and mailbox keys to be given to GPS Renting. Please make sure there are two copies of the front door entry keys and at least one mailbox key. To ensure the safety of residents and remove liability from the owners, we do require to rekey for all the properties. The cost of rekeying up to six locks is $179. This will be an owner expense at first, except for the City of Seattle which requires this to be an owner charge. But in the future, it will be a resident expense upon their moving out. (Similar to house cleaning and carpet cleaning). An additional service fee for special lock situations is here from our vendor.
- Please make sure to take a photo of your mailbox, especially the one within a cluster mailbox, and send the photo to your contact at GPS Renting.
- An email invitation will be sent to you to set up your GPS Renting online portal. From owner intake, advertising, lease signing, and rent disbursement, to statements, maintenance receipts, and 1099 forms, everything is online within GPS Renting. - Please change the mailing address of the water/sewer accounts to the GPS Renting office address. GPS will receive the water/sewer bill, and then email a PDF of the bill to the residents. This enables us to see the bill before the resident and identify if late payments are happening. We can address late payments quickly or pay bills on your behalf between tenancies. - If your home resides within the City of Seattle, registration of your home as a rental is required. The Rental Registration & Inspection Ordinance (RRIO) Instructions can be found here: https://www.seattle.gov/sdci/codes/licensing-and-registration/rental-registration-and-inspection-ordinance
- Contact your homeowner's insurance provider. Please verify your home is insured as a rental. Please ask your insurer to email us a copy of the Certificate of Insurance naming GPS Renting as additionally insured. Insurers can email the Certificate of Insurance to: care@gpsrenting.com.
- If your property has HOA, please email us a copy of the CC&Rs for your Home Owners Association and HOA Contact information if applicable. Please continue to pay your HOA payments directly to the Association. We can help you to find your CC&R for $85 (not including the fee charged by HOA)
- Make sure your property is vacant, move-in ready, and professionally cleaned so that we can list your property as soon as possible
