Pre-Move-in Check Instruction

Goal

• Delivering a 5-star move-in experience by creating a positive first impression for new tenants
• Perform a quick touch-up cleaning if needed
• Identify issues and follow up items to complete before tenant move-in

Compensation

• $75 per pre-move-in check
• Estimate time 30-45 minutes

Key Tasks

During the Property Check

1. Document the condition in Z Inspector
1. A video for interior and a video for exterior using Z inspector (estimate 3-4 minutes total lengths)
2. Photos for the problem area
1. If there are urgent situations (no power, water leaking, sewer back up, heater does not work, etc.), notify the GPS Renting teammate immediately
3. Check the following frequent issue items
1. Landscape
2. Furnace filter
3. Major appliances are working
4. Lightbulbs are all good
5. CO and Smoke detectors are working
2. Touch-up cleaning if needed
1. Carpet lines refreshed
2. A quick sweep of floors and deck/porch
3. Lockbox handles
1. Remove the key from the Showmojo lockbox and put one front door key in the move-in lockbox
2. Put remaining keys and garage remote on the kitchen counter
3. Uninstall and pick up the Showmojo lockbox - save it so that you can do a weekly ShowMojo lockbox drop-off at the office
4. The most important thing to focus on first impressions (entryway, kitchen, bathrooms)
5. Install the marketing magnet at the fridge of the house (Pick up and keep some from GPS Office)
6. Put the welcome gift on the kitchen counter
7. Leave a copy of the Seattle Renter Handbook for properties in Seattle. Make sure to take a photo of that in the Move-in inspection report Key section
