Mold Prevention Information Shared with Tenants

We have Mold Guideline attached to all the leases that the tenant signed. The tenants acknowledge the information with an initial. This is because mold situation could be complicated - it could be from property issues or usage issues. We need to work with the tenants to prevent mold.

Mold Policy

Purpose: This Mold Policy is designed to provide guidelines for preventing, identifying, and addressing mold growth in rental properties. Both the tenant and the landlord share responsibility in preventing mold and handling any mold-related issues.


Landlord Responsibilities:

  1. Property Maintenance:
    • Ensure that the property is in good repair and free from moisture intrusion points, such as leaking roofs, windows, pipes, or other plumbing issues.
    • Conduct regular inspections to identify potential sources of mold growth, such as leaks or ventilation problems.
    • Promptly address any reported moisture or water damage issues that could lead to mold growth.
    • Provide tenants with adequate ventilation systems (e.g., bathroom and kitchen exhaust fans) and ensure they are functioning correctly.
  2. Responding to Mold Issues:
    • Upon receiving a tenant’s mold complaint, the landlord will:
      • Investigate the problem within 48 hours of receiving the complaint.
      • Take action to repair any structural issues contributing to mold (e.g., leaks, drainage issues).
      • If mold is present, remove it according to the mold remediation guidelines, ensuring the health and safety of the tenants.
    • Keep tenants informed of the process and any steps being taken to prevent further mold growth.
  3. Professional Remediation:
    • For significant mold issues (larger than 10 square feet), the landlord will hire a professional mold remediation service to resolve the issue safely and completely.
    • Upon completion of the remediation, repairs will be made to prevent future mold problems (e.g., replacing drywall, and sealing areas prone to moisture).

Tenant Responsibilities:

  1. Mold Prevention:
    • Keep the Property Ventilated: Use exhaust fans or open windows to allow proper air circulation in areas prone to moisture, such as kitchens and bathrooms.
    • Avoid Excess Moisture: Wipe down wet surfaces (e.g., showers, countertops) and avoid allowing standing water to sit in sinks, bathtubs, or other areas.
    • Clean Regularly: Clean and dry any areas where moisture tends to accumulate, particularly bathrooms, kitchens, and laundry areas.
    • Use Dehumidifiers: In areas of high humidity, tenants should consider using a dehumidifier to reduce indoor moisture levels.
  2. Reporting Issues:
    • Report Water Leaks Immediately: Tenants are required to report any leaks, water damage, or mold growth to the landlord immediately so the issue can be addressed promptly.
    • Maintain Cleanliness: It is the tenant’s responsibility to ensure the property is kept clean and free of moisture that could lead to mold growth.
  3. Responsibility for Tenant-Caused Mold:
    • If mold results from a tenant’s negligence (e.g., failing to use ventilation, or improper cleaning), the tenant may be held responsible for remediation costs. This includes mold caused by unreported leaks or other preventable issues.
    • Tenants are expected to cooperate with landlords and contractors to allow prompt access for inspections, repairs, and remediation when necessary.
