Seattle is one of the most pet-friendly cities in the country—there are more dogs than children!

From our experience, over half of all rental applicants (about 56%) own pets.

Restricting pets can significantly reduce your potential applicant pool, while welcoming them—under clear guidelines—can increase both interest and income.


1ļøāƒ£ GPS Renting’s Standard Approach

Unless your HOA rules prohibit pets or you are 100 percent certain you prefer no pets, GPS Renting lists properties as ā€œPets — Case by Case.ā€
This flexible approach allows us to:

  • Attract a larger pool of qualified renters
  • Collect additional pet rent (typically $25–$50 per pet, per month)
  • Require a higher refundable deposit to offset potential wear or damage

The result: more applicants, stronger screening options, and added financial protection.


2ļøāƒ£ How We Evaluate Pet Applications

Each pet application is reviewed carefully using the following factors:

  • Type of pet: dog, cat, or small animal (no aggressive breeds per insurance guidelines)
  • Age: we generally recommend no puppies or kittens under 12 months
  • Size and breed: considered for property fit and flooring type
  • Behavior history: feedback from previous landlords or references
  • Property features: flooring type (carpet vs hard surface), yard, and layout

All details are shared with you before approval so we can make a joint, well-informed decision.


3ļøāƒ£ Your Options as the Owner

You may choose to:

  1. Allow pets (case by case) — GPS’s recommended default
  2. Allow pets with specific restrictions (e.g., cats only or one small dog limit)
  3. No pets permitted — if required by HOA or personal preference

Whatever you decide, we ensure your lease, advertising, and deposit structure reflect your choice accurately and comply with Washington’s pet and service-animal laws.


4ļøāƒ£ Financial Protection

When pets are approved:

  • A monthly pet rent is added to offset wear and tear.
  • A refundable pet deposit is collected in addition to the security deposit.
  • Our team documents the home’s condition before move-in and after move-out to ensure any pet-related damage is covered.
