Unless your HOA rules prohibit pets or you are 100 percent certain you prefer no pets, GPS Renting lists properties as āPets ā Case by Case.ā
This flexible approach allows us to:
- Attract a larger pool of qualified renters
- Collect additional pet rent (typically $25ā$50 per pet, per month)
- Require a higher refundable deposit to offset potential wear or damage

Each pet application is reviewed carefully using the following factors:
- Type of pet: dog, cat, or small animal (no aggressive breeds per insurance guidelines)
- Age: we generally recommend no puppies or kittens under 12 months
- Size and breed: considered for property fit and flooring type
- Behavior history: feedback from previous landlords or references
- Property features: flooring type (carpet vs hard surface), yard, and layout
All details are shared with you before approval so we can make a joint, well-informed decision.

You may choose to:
- Allow pets (case by case) ā GPSās recommended default
- Allow pets with specific restrictions (e.g., cats only or one small dog limit)
- No pets permitted ā if required by HOA or personal preference

When pets are approved:
- A monthly pet rent is added to offset wear and tear.
