🔄 Unit Turn Process Overview

At GPS Renting, we follow a structured, transparent move-out process to ensure a smooth and efficient transition between residents.

Our goal is to protect your property, meet legal requirements, and have your home re-listed as quickly as possible while maintaining high quality standards.


1️⃣ Move-Out Inspection

The day after the lease ends (unless it falls on a weekend or holiday), GPS conducts a comprehensive move-out inspection using the same template from the resident’s move-in report.

  • We document the property’s condition with 100+ photos to ensure a fair, side-by-side comparison.
  • Normal wear and tear is expected; however, damage beyond that is documented and charged to the outgoing resident.
  • This inspection provides a clear record for both you and the tenant, ensuring transparency and compliance with Washington State law.

2️⃣ Repair Assessment & Owner Communication

Once the inspection is complete, we categorize the findings and handle repairs accordingly:

Automatically charged to the outgoing resident.

No approval required.

Owner-Must Repairs (safety or compliance items such as CO/smoke detectors, light bulbs, or required maintenance)

Scheduled immediately to meet safety standards.

Owner-Recommended Repairs (upgrades, improvements, or general upkeep)

Estimates provided for your approval.

Required – respond within the specified timeframe.

If we don’t receive a response by the default response deadline, GPS will proceed based on best judgment to keep the property compliant and minimize vacancy.

3️⃣ Completing the Move-Out & Security Deposit

After repairs are finished:

  • We close all related work orders.
  • Final move-out calculations are completed.
  • The tenant’s security deposit refund or charge notice is processed within 30 days, as required by Washington State law.

All expenses and receipts appear on your next Monthly Owner Statement, so you can review each cost and chargeback clearly.


4️⃣ Preparing for Re-Listing

After move-out, GPS evaluates your property for listing readiness.
We review:

  • Cleanliness (including carpets and kitchen/bathroom surfaces)
  • Repairs or touch-ups completed
  • Safety compliance (locks, detectors, trip hazards)

If the property passes inspection, it will be listed within 3 business days.

If further work is required, we’ll notify you with the revised timeline so the property is fully rent-ready before marketing.
