Unit Turn Process Overview


At GPS Renting, we follow a structured move-out process to ensure a smooth transition between tenants. After a tenant vacates, we conduct a thorough inspection, manage repairs, and prepare the property for future listings. Below is an outline of what you can expect during this process:

Move-Out Inspection

The day after the tenancy ends (unless it falls on a weekend), we carry out a detailed inspection using over 100 photos and the same template from the tenant’s move-in. This allows us to compare the property's condition at the beginning and end of the tenancy. Normal wear and tear are expected, but any damage beyond that will require repairs, which will be charged to the previous tenant.

Repair Charges and Owner Communication

After determining repair costs, we’ll email the owner for approval with a default response deadline. Estimates for owner-recommended responsibility repairs will be submitted for approval, while tenant-related repairs and owner-must repairs (such as CO detector, smoke detector, light bulb, and safety related) will proceed automatically.

Finalizing the Move-Out

Once all repairs are complete, we’ll close out work orders and finalize the move-out calculations. Our goal is to process the security deposit refund on time, as required by Washington State law (within 30 days).

Impact on listing

We assess the property’s readiness for new listings by checking cleanliness, carpet condition, and potential hazards. If everything is in order, the property will be listed within 3 days after inspection. If repairs are still needed, the listing will be delayed until the property is fully ready.
