Pre Move-In & Move-In Inspection, Post Move-In Repairs, and Repairs
We conduct a pre–move-in inspection a few days before the scheduled move-in date to make sure the property is ready for the tenant. During this inspection, we complete light touch-up cleaning and, if needed, arrange additional extensive cleaning to ensure the home is move-in ready.
On the actual move-in day, the tenant conducts their own move-in inspection. They document the condition of the home and its items, and this record is stored until their move-out inspection. Any items needing maintenance or repair that are identified during this time are noted and scheduled for a Post Move-In Repair appointment.
About two weeks after move-in, GPS schedules repairing tasks. We wait to do this task until residents are operating the home and can identify any issues that may arise. By scheduling this task two weeks out, we are often able to create a task list that can be addressed all at once and help reduce repair costs for you.
Reliable and trustworthy contractors are essential to handling home upkeep and maintenance. All maintenance is handled professionally and in a cost-effective manner. GPS Renting has a sister company, GPS Maintenance and has also established a network of local contractors with whom we conduct our business. If you have specific service providers you prefer, please let us know. We are happy to work with them.
Should there be a need for repairs in your home, we will let you know prior to repair taking place unless the issue requires immediate action. For example, a water leak. We will arrange maintenance tasks for your home for small tasks under $500.00. For repairs over $500.00, we will contact you in advance for your approval.
All receipts for repairs are attached to the bill on your Monthly Owners Statement. You receive this statement on the 12th of each month. GPS will add the bill for repairs to your owner ledger and pay for repairs out of rental income proceeds. If the repair contractor requires payment prior to rent collection, GPS will pay the vendor on your behalf and the billing will show as GPS Renting Charge on your statement. All bills have the original receipt attached for your review.
