HIGH-LEVEL SUMMARY:
The Jones Network is a single source of truth for verified insurance data that eliminates the need to collect and review every insurance document from scratch.
The network has important insurance coverage information on tenants/vendors/subcontractors—collected, reviewed, and stored in one location to benefit everyone.
What is it & What does it do?
The Jones Network enables customers to do the following:
- Ability to search by a vendor or tenant by name
- Ability to view Insurance Coverage Profiles—(top-level compliance coverage summaries, information about vendors/tenants and their policies)
- Ability to view Predicted Compliance Statuses—likelihood of compliance against a customer’s specific requirements, calculated by Jones
- View and use the up-to-date contact details and insurance broker emails listed on the vendor/tenant profile
The below two functions are only available for vendors/tenants that are already working/occupying space in another building/project within a customer’s account, or vendors that provided COIs without clients' personal data:
- Instantly view a vendor or tenant's entire COI
- Ability to send a vendor or tenant's COI for an audit without needing to request a new COI from them

How does this behave?
The search functionality:
Navigate to the vendors or tenants tab. Type in at least 3 characters and you’ll see vendors/tenants whose:
- Company name or DBA name match the text
- Had at least 1 COI audit at a property/project whose address is within a 50-mile radius of your property/project location. (We are not looking at the vendor or tenant's actual address, we are looking at the address (city & state) of a nearby property/project where they had their COI audited)
- At least 1 COI was audited with at least 2 policies on it
- You’ll see the vendor/tenant's actual address on the search bar results
- If you don’t want to select a pre-populated record, you can just continue typing and invite a new vendor or tenant
Predicted Compliance Status:
- First and foremost, there are 3 different color coded statuses. (Construction customers will see a building crane, and real estate customers will see the towers. There are language changes for tenants as well.) There's a lot of logic that goes into these calculations, but some client facing points we can mention:
- We look to see if all policies in the requirements exist within the COI on file. Are main requirements missing?
- We look at what is missing within a policy.
- A vendor will automatically have a “red” status if they are missing any of the big 4 policies: General liability, Automobile liability, Workers' compensation, Umbrella.
Insurance contacts:
- Primary emails (only one), additional emails, and insurance broker emails
- Verified by an operator working at Jones
- Primary and additional emails will be pre-populated when requesting a COI from a vendor or tenant
What will our customers be able to accomplish with this new functionality
- Looking to hire a reliable vendor or subcontractor? You’ll be able to check their compliance status in three clicks to see what it will take to get them approved.
- Vet vendors and prequalify subcontractors by looking up their insurance coverage before you hire them.
- The Jones Network has tens of thousands of subcontractor and vendor insurance documents on file. Their predicted compliance statuses are exactly three clicks away.

- Access tens of thousands of insurance documents and contacts instead of attempting to collect them

Known limitations/expected future needs/enhancements
- The Jones Network can only be turned on for both tenants and vendors at a specific property. At this time there is no way to only turn on The Jones Network for one or the other categories at a specific property. So if The Jones Network is turned on at a property, the customer will have access to look up both tenants and vendors.
- As of now, users can only look up tenants on The Jones Network if their address is within a 50-mile radius of another building that their insurance docs were audited in. This 50 mile radius limitation won't be helpful with national tenants.
- We are not able to see which tenants are national VS local. This may confuse our customers.
- The experience on The Jones Network within major cities such as New York City or Chicago will be much better than more rural areas of the country. There just aren't as many vendors on the network in smaller cities and rural areas. As our company grows, our network will grow and increasingly become more powerful nationwide.
- Users can't search by categories on the network. In the future, it might be a great idea to be able to search by certain filters such as "Woman Owned Businesses", "Unions", or even by categories like "Plumber" or "Moving Company".
- As of now, the insurance broker contact is not auto-populated in the "send existing COI to review" button. The user would have to manually copy and paste the insurance broker's email into the field.
Does it get impacted by other features?
Customers that use Tenant-Vendors: This feature is not available for tenants on tenant-vendors.
Customers that use integrations: The Jones Network will only be available within Jones core system. None of our integration partners will be able to use The Jones Network functionalities within their integrated systems (MRI, Yardi, Procore, etc). They can look up a record within The Jones Network, add them onto Jones, and then link the record accordingly with their preferred integration platform by using the Record ID in most instances.
