Dear owners, welcome to GPS Renting! We are excited to have you with us! We understand that there is a lot of information to consume, and you must have tons of questions too. That's why we prepared this checklist to highlight some of the most frequently asked questions in different phases of the property management journey.

Getting the property ready

Design Strategy

We align our interests with our owners. Our goal is to minimize vacancy and maximize rental income.

PMA Signing

  • The term is 12 months (Or the length of the lease) and renews automatically.
  • Extra fees are involved, such as the $295 onboarding set-up fee, $195 marketing photos, and $179 rekey fee (will be reimbursed by a tenant unless it is the City of Seattle).
  • $500 reserve fund and $500 maintenance limit. You don't need to deposit the reserve fund. It will be deducted from the first month's rent.
  • Utility set up - what stays with the owner and what will be transferred to the tenant HOA requirements.

We have three requirements before giving out the key to your new residents

* Lease is signed, deposit and rent are paid

* Renter insurance is set up

* Utility is set up

A few days before the new tenants arrive, we’ll complete a detailed pre-move-in inspection to ensure the property is clean, functional, and fully ready for occupancy. You’ll receive the full inspection report in your portal within 1–2 days. After moving in, the tenants will also complete their own move-in inspection to independently document the condition of the property. This helps establish a clear, mutual record from day one, supporting transparency and protecting all parties throughout the lease.

Post move-in repair

Monthly on 7-12 each month

Receive the first owner draw and owner statement

You can expect your owner draw between the 7th and 9th of each month, depending on weekends and holidays. A monthly statement will also be uploaded to your portal for easy access.

When tenants report issues

Mention the annual provision of Year-End 1099 and cash flow statements every January.

Silver Level ($39/month, Up to $7,690 Value)

Platinum Level ($139/month, up to $9,940 Value)

Includes all Gold benefits, plus:

  • Annual Roof Cleaning – Prevent leaks with winter-ready roof maintenance ($450-$850 value).
  • Annual Gutter Cleaning – Reduce water damage risk with gutter cleaning ($250-$550 value).
